Scope of Responsibilities for the Property Manager:

 
  1. Property Operations Management:
    • Oversee day-to-day operations of the property, ensuring all facilities, systems, and equipment are fully functional and well-maintained.
    • Supervise cleaning, maintenance, and security services to meet international standards.
    • Develop and implement preventive maintenance schedules to ensure efficient property operation.
  2. Tenant Coordination:
    • Act as the primary point of contact for tenants, addressing inquiries, complaints, and service requests promptly and professionally.
    • Manage tenant agreements, including onboarding, renewals, compliance monitoring, and dispute resolution.
    • Regularly engage with tenants to gather feedback and improve service delivery.
  3. Building Maintenance and Improvements:
    • Conduct regular inspections to identify areas requiring repair, maintenance, or upgrades.
    • Manage improvement plans to enhance the building’s value, appeal, and operational efficiency.
    • Oversee contractors and service providers to ensure quality standards during maintenance or upgrade projects.
  4. Sustainability and Innovation:
    • Introduce innovative property management practices, leveraging technology to enhance efficiency and tenant satisfaction.
    • Implement sustainability initiatives, such as energy efficiency measures, water conservation programs, and waste management systems.
    • Explore opportunities to achieve and maintain international certifications related to property sustainability.
  5. Reporting and Advisory Role:
    • Provide MSP management with regular reports on the property’s operational status, tenant-related matters, and proposed improvements.
    • Attend and present updates at Management Meetings to advise on property management matters.
    • Recommend strategies for optimizing building operations in line with international best practices.
  6. Compliance and Safety Management:
    • Ensure the property complies with all relevant local laws, safety standards, and regulatory requirements.
    • Proactively manage risks by implementing safety protocols and maintaining an updated emergency response plan.
    • Ensure that tenant and contractor activities comply with property policies and local regulations.
  7. Stakeholder Engagement:
    • Collaborate with tenants, service providers, and regulatory authorities to build and maintain positive relationships.
    • Represent MSP professionally to stakeholders, including tenants, prospective clients, and the public.

Requirements for Applicants:
Qualified property management firms interested in managing 50 Mirambo Building must meet the following criteria:

  • Demonstrate extensive experience managing properties occupied by multinational companies or high-ranking officials.
  • Possess strong knowledge of international standards in property management.
