Position Summary:
The Property Preventative Maintenance – Assistant Manager is responsible for overseeing all maintenance activities to ensure the efficient operation and upkeep of the lodge properties. This role involves coordinating preventative maintenance tasks, responding to maintenance requests, managing maintenance staff, and ensuring compliance with safety and quality standards.
Duties and Responsibilities:
- Uphold best practice guidelines in a hospitality environment for property maintenance, ensuring compliance with OSHA regulations and implementing preventative measures to mitigate risks.
- Develop and implement property maintenance policies and procedures that align with industry standards and regulatory requirements.
- Oversee the day-to-day maintenance operations of properties within the group of companies, including buildings, facilities, grounds, and equipment.
- Conduct regular inspections of properties to identify maintenance needs, safety hazards, and areas for improvement.
- Coordinate with maintenance teams to schedule and prioritize routine maintenance tasks, repairs, and preventative measures.
- Ensure that all maintenance activities are completed efficiently, effectively, and in accordance with established timelines and budgetary constraints.
- Implement preventative maintenance programs for building systems, including HVAC, plumbing, electrical, and fire safety systems, to minimize downtime and prolong equipment lifespan.
- Maintain accurate records of maintenance activities, including work orders, service contracts, equipment manuals, and inspection reports.
- Monitor and manage inventory levels of maintenance supplies, tools, and equipment, ensuring adequate stock levels and proper storage practices.
- Train and supervise maintenance staff on safe work practices, equipment operation, and OSHA compliance requirements.
- Conduct regular safety training sessions for all property staff to promote awareness of potential hazards and emergency procedures.
- Collaborate with property managers, department heads, and external vendors to address maintenance issues, resolve complaints, and ensure tenant satisfaction.
- Develop and implement emergency response plans for properties, including evacuation procedures, fire drills, and crisis management protocols.
- Stay informed about changes in OSHA regulations, building codes, and industry standards related to property maintenance, and ensure compliance across all properties.
- Prepare and present reports to senior management on property maintenance performance, budget utilization, and recommendations for improvements.
- Foster a culture of safety, accountability, and continuous improvement within the property maintenance team and throughout the organization.
- Uphold a high standard of professionalism and customer service in all interactions with tenants, guests, vendors, and colleagues.
Prerequisites:
- Strong leadership and management skills.
- Excellent communication and interpersonal abilities.
- Sound knowledge of maintenance principles and practices.
Education:
- Diploma or certification in engineering or a related field.
Experience:
- At least 3-5 years of experience in maintenance management, preferably in the hospitality industry.
